Overview
A private ownership group holding income-generating real estate assets required a centralised function to manage its operations, accounting, financial performance, projects, and ownership priorities. Yemnak acted as the group's outsourced Owner's Office, combining operational management, accounting and finance execution, and an outsourced CFO function under one centralised management structure.
Initial situation

Assessment
Yemnak identified that the group required more than separate property management or accounting services. It needed an integrated Owner's Office capable of managing day-to-day operations, maintaining financial control, providing CFO-level analysis, and coordinating strategic projects while acting as an extension of ownership.
Owner's Office role
- Managed day-to-day operations of income-generating real estate assets, including tenant relationships, leases, renewals, rental collections, and payment follow-up.
- Monitored lease expiries, occupancy, rental rates, and opportunities to optimise recurring rental income.
- Coordinated property maintenance, renovation, infrastructure, and asset-enhancement projects, including budgets, contractors, engineers, consultants, and authorities.
- Managed communication with tenants, contractors, valuers, banks, and advisors on behalf of ownership, escalating matters requiring ownership decisions.
- Managed supplier and operational payments, tenant receivables, and financial records for management and year-end reporting.
- Acted as outsourced CFO, preparing annual budgets, forecasts, and cash-flow projections, analysing variances, and managing liquidity across CAPEX, reserves, and distributions.
- Monitored financial and operational KPIs including profitability, cash generation, collections, occupancy, liquidity, and asset performance, and performed financial modelling and scenario analysis.
- Maintained a consolidated view of assets, cash, liabilities, and shareholder position, and prepared periodic management and Board reports.
Outcomes
- Established a centralised Owner's Office covering operations, accounting, CFO responsibilities, and strategic projects.
